Summary:
The Supervisor Operations Maintenance supervises multi-skilled crafts. Schedules maintenance work with staff and/or contractors, monitoring work for completeness and efficiency. Completes proper paperwork to order / approve material for the work to be done and to track maintenance work order costs. The Supervisor Operations Maintenance determines need for outside services, monitoring services to ensure cost control and performs administrative duties as needed, including employee attendance and timekeeping. The Supervisor Operations Maintenance reports directly to the Associate Director and assists with day-to-day plant operations as needed, as well as working with other craft / maintenance supervisors to ensure work efficiency.
Responsibilities:
PATIENT / CUSTOMER FOCUS: Regularly meets with employees to improve communication and to build productive relationships Employee Communication - Continuously communicates to staff the importance of patient satisfaction, quality of care and sound financial performance; and Champions our successes and priorities for improving performance in meeting and exceeding patient and customer expectations. Internal Partnerships - Works with the Managing Director and Supervisors to promote the divisional focus on service and customer satisfaction. Assists in developing programs, services and initiatives to anticipate future customer needs, build customer loyalty and generate profitable growth. Continually works to ensure that Maintenance contract functions meet service and compliance standards in support of the UPHS mission and as outlined in the contracts.
OPERATIONS: Ensures that Maintenance personnel have the necessary information and organizational tools to serve our customers effectively and efficiently. Oversight and maintenance of all critical facility needs. Implementation of facility correction plans as indicated in planning or as a result of inspections and/or surveys. Maintains non-clinical equipment. Determines the need for outside contractors and participates in the negotiation of consultant contracts. Assists in facility planning decisions. Makes consistent efforts to control costs while seeking ways to increase productivity and improve quality. Ensures that area of responsibility operates safely and efficiently. Plans and Schedules maintenance work. Reviews completed maintenance work orders for accuracy and completeness. Monitors assignments to verify efficiency and completeness. Manages the use of overtime to complete routine work assignments. Approves time-off requests, taking into consideration operational needs. Administers disciplines as appropriate.
COMPLIANCE: Ensures compliance with all federal, state and local regulatory standards and requirements, including JCAHO, Department of Health, funding agencies, FDA, HIPAA and others. Ensures that regulatory requirements are met and maintained.
Education or Equivalent Experience:
H.S. Diploma/GED (Required)
Associate of Arts or Science (Preferred)
10+ years operations and maintenance of Physical Plant (Required)
5+ years experience in Hospital Physical Plant (Preferred)
Prior supervisor experience w/building maintenance (Preferred)
